Office Cleanout in Dubai, Cleared Out of Hours

An office cleanout usually lands on a deadline: the lease ends on Friday, the landlord inspects on Monday, and the floor still holds rows of desks and a server corner nobody has touched in years. Send us photos of the rooms and we confirm one fixed price in writing before we arrive. Most of the work runs out of hours and at weekends, so your team loses no working time to it.

Office Cleanout in Dubai

What does an office cleanout cover?

  • Desks, chairs and meeting tables — single pieces or whole floors of them
  • Workstations and partitions — desk clusters and divider screens, taken apart and taken out
  • Filing cabinets and storage units — emptied and removed
  • Old IT equipment — computers, monitors, printers and cabling, handled as e-waste
  • Kitchen and break-room items — furniture and appliances; single appliances sit on our appliance removal page
  • Full floor clearances — the whole space emptied in one booked programme
  • End-of-lease strip-outs — the fit-out taken back to shell; the debris side runs as construction waste removal, with Waste Transfer Notes

If the job is a home rather than an office, the same crew and the same fixed-price approach sit on our junk removal page.

Out of hours, so the office does not stop

An office cannot pause for a clearance. Most of our office work happens in the evening, overnight or at weekends, when your staff are not at their desks and the service lift is free. You tell us the hours your building allows and the date the floor has to be empty, and we plan the clearance inside them — crew size, lift bookings and truck trips worked out before the first desk moves.

The building rules come first

Business towers run clearances on their own timetable, and a crew that ignores it gets turned away at the loading bay:

  • Loading windows — many Business Bay and DIFC towers only allow loading between 10am and 6pm, even when the rest of the clearance runs into the evening.
  • Service lift and move NOC — two separate bookings with building management, and both are needed before a crew can start. We arrange them with your building once you confirm the job.
  • JLT, Media City and Internet City — JLT towers sit in clusters, each with its own facilities team and loading bay, and Media City and Internet City buildings run their own management rules. The building name in your first message is what lets us plan around the right ones.

Send the building name with your photos, and the access side is settled before the day, not argued about at the security desk.

How much does an office cleanout cost in Dubai?

JobTypical price in Dubai
One-truck load of office furnitureAED 200–300
Large clearance, or an out-of-hours jobAED 300–600+
Full floor clearancePriced from photos or a site visit

Three things set the price: how much there is, the access — floor, lift, loading window, carry distance — and whether the work runs out of hours. Photos of every room give us the full picture; for a full floor we will usually suggest a short site visit first. Either way, the price is one fixed number, confirmed in writing before we start.

How booking works

  1. Send photos of every room. Show the desks, the partitions and the IT equipment that are going, and add the building name. Photos are what your fixed price is built on.
  2. Get your fixed price in writing. One number for the whole clearance, confirmed before we set off. If the rooms on site match the photos, that number does not change.
  3. We book the lift and the NOC. The service lift slot and the move NOC are arranged with your building management, planned inside its loading window.
  4. We clear, sweep and send proof. The floor is emptied, swept, and photographed room by room. You pay when the job is finished.

Handing the floor back

A leased office goes back to the landlord in the condition the lease sets out, and anything left behind shows up in the inspection — leftover desks, partitions and cabling are the usual findings. Clearing the floor properly before that inspection closes the argument. We empty the space, sweep it, and send after-photos of every room, which you can forward to your landlord or agent as proof the floor was left clear.

Old IT equipment and e-waste

Computers, monitors, printers and cabling come out with most office cleanouts. The e-waste goes through Enviroserve channels — the same route the Municipality uses — so the equipment is recycled properly rather than dumped. One job for your IT team before we arrive: wipe the drives or take them out. Once equipment enters the recycling stream, the data on it cannot be recovered.

Who books office cleanouts

  • Facilities and office managers ending a lease or refitting a floor
  • Companies relocating inside Dubai, with a fixed date the old office must be empty by
  • Landlords and agents clearing what a previous tenant left behind

Questions people ask us

How much does an office cleanout cost in Dubai?

A one-truck load of office furniture typically costs AED 200–300 in Dubai, and large clearances or out-of-hours jobs run AED 300–600 and up. Full floors are priced from photos or a short site visit. The price confirmed in writing is the price you pay — no extras on the day.

Can you clear our office in the evening or at the weekend?

Yes — most office cleanouts we do run out of hours: evenings, overnight or weekends, so your team is not working around a clearance crew. Tell us the hours your building allows, including its loading window, and we book the service lift and plan the whole job inside them.

Our tower only allows loading from 10am to 6pm. Is that a problem?

No — it is normal in Business Bay, DIFC and JLT towers, and it is the first thing we plan around. Send us the building name with your photos, and we book the service lift, agree the move NOC with building management, and schedule the clearance inside the window.

Do you take old computers and IT equipment?

Yes. Computers, monitors, printers and cabling come out with most office cleanouts, and the e-waste goes through Enviroserve channels for recycling. Wipe the drives or remove them before collection day — once equipment enters the recycling stream, data on it cannot be recovered afterwards.

Can you remove strip-out debris as well as furniture?

Yes. Partitions, old fit-out materials and strip-out waste are construction waste in Dubai, so that part moves with Waste Transfer Notes on RASID-registered transport, like site debris. Show us in your photos what is furniture and what is debris, and we price both parts as one job.

What do you need from us to book?

Three things: photos of every room being cleared, the building name so we can work to its loading window and lift rules, and a note of anything that is strip-out debris rather than furniture. For a full floor, we will usually suggest a short site visit before confirming the price.
