Villa Clearance in Dubai, Priced Before We Arrive

A villa clearout is not a bigger version of a flat clearout — it is a different job. There is the furniture in every room, the store room full of boxes nobody opened for two years, the garden waste out back, the garage, and the landlord’s handover checklist waiting at the end of it. We clear whole villas across Dubai in one booked visit: every room, the garden, the garage, swept clean, with after-photos you can send your agent.

Send photos on WhatsApp and we confirm one fixed price in writing before we arrive. A full villa is usually several truckloads, so we price the whole job as one number from your photos — the number you approve is the number you pay.

What a villa clearout covers, and what it typically costs

These are typical ranges across the city. Your price is fixed from your photos, so the number confirmed in writing on WhatsApp is the price on the day — the crew does not renegotiate at your gate.

Villa communities run on gate passes

Villas do not have service lifts and move NOCs the way towers do, but they have their own paperwork: the community gate pass. In places like Arabian Ranches, Dubai Hills, Jumeirah and Palm Jumeirah, the truck does not get in without a pass arranged in advance, and some communities only allow goods vehicles inside certain hours. We sort the gate pass with your community management before the day, so the crew is not turned away at the gate with the truck already loaded.

A few villa-specific things worth knowing before you book:

  • Access is easy, carrying is not. No stairs and no lift slots — but a villa means long carries from the back rooms, the upstairs bedrooms and the garden to where the truck can park. Tell us where the truck can stop and we size the crew for the distance.
  • Gardens count. Palm fronds, dead hedges, old turf, broken outdoor furniture and pergolas go in the same visit. Garden waste starts from around AED 150 for a small load; a full garden strip-out is priced from photos.
  • Store rooms and garages. The small rooms fill up fastest — paint tins, old curtains, broken appliances, boxes from the last move. Photograph them with the doors open so the quote covers what is actually in there.
  • What stays. We only take what is yours to give away. Built-in wardrobes, kitchen units, AC units and anything the landlord owns stays where it is, unless your landlord confirms in writing that it can go. Say so in your message and we will work around it.

Do you arrange the community gate pass?

Yes. In gated communities the truck needs a pass arranged with community management before the day, and some communities restrict goods vehicles to certain hours. Tell us your community with your photos and we sort the pass before we set off.

How villa clearout pricing works

Four things set the price:

  • How much there is — one room, or the whole villa including garden and garage. Most full clearouts run to several truckloads.
  • How far the crew carries — from the rooms to the truck, and whether the truck can park at your gate or further down the street.
  • Dismantling — beds, wardrobes and wall units that were assembled inside the villa come apart on site, with fixings bagged.
  • Garden and outdoor waste — green waste and soil are a separate stream from household junk and are priced into the same fixed quote.

Send clear photos of every room, the garden and the garage — wide shots, doors open — and we price the entire job as one number, in writing, before we arrive. No estimate that turns into a different price at your gate.

Is garden waste included?

Yes. Palm fronds, branches, dead hedges, old turf, soil and broken outdoor furniture go in the same visit and are priced into your fixed quote. A small garden load starts from around AED 150; a full garden strip-out is priced from your photos.

Handing the villa back? Your deposit is on the line

Most villa clearouts we do are end-of-tenancy jobs. The villa has to go back empty, the agent photographs every room, and the deposit at risk is 5% of the annual rent on an unfurnished villa and 10% on a furnished one. A full clear-out before handover closes the argument: we empty every room, the garden and the garage, sweep the place, and send after-photos to you and your agent as proof the villa was left clear. Book a day or two ahead of your handover date so the slot — and the gate pass — are yours.

Free and donation options, honestly

Some of a villa’s contents can leave free. Worth knowing the routes before you pay anyone:

  • Dubai Municipality collects bulky furniture and appliances free. Book on WhatsApp 800900. Collections run 5–11am every day except Saturday, the wait is usually around three days, and items must be down at ground level — the crew will not come upstairs. The service does not run in some free zones, including Palm Jumeirah and Discovery Gardens, and it does not take garden waste or construction debris. Our guide covers the details: Dubai Municipality free bulky waste collection.
  • Charities take usable furniture. Beit Al Khair, Dar Al Ber, Dubai Cares and the Emirates Red Crescent accept furniture and household donations, and some will collect from your home. The condition is that items have to be usable — broken or damaged pieces are usually turned away.
  • A paid crew is the route when there is a handover deadline, the load is mixed junk and garden waste, things are broken, or it all has to go in one visit. That covers most villa handovers.

Questions people ask us

How much does a full villa clearout cost in Dubai?

It depends on how much there is — most whole villas run to several truckloads. A single truckload typically runs AED 200–300, a large load AED 300–600 and up, and garden waste from AED 150. Send photos of every room, the garden and the garage, and we confirm one fixed price in writing for the whole job.

How fast can you clear a villa?

Same day, if you message early. Send photos in the morning and we will give you a 2-hour arrival window the same day whenever the schedule and your community’s gate rules allow it. For handover clearances, book a day or two ahead so the gate pass is arranged in time.

What do you not take?

Hazardous waste — paint, chemicals, asbestos, medical waste — is not part of a standard collection, and Dubai Municipality does not take it either. We also leave anything the landlord owns — built-ins, kitchen units, AC units — unless your landlord confirms in writing that it can go. Everything else, we collect.

Can I get a villa clearout free in Dubai?

Parts of it, sometimes. Dubai Municipality collects bulky furniture and appliances free on WhatsApp 800900, but items must be at ground level, the wait is usually around three days, and some free zones are not covered. Charities take usable furniture. Mixed loads, garden waste, broken items and deadline jobs usually need a paid crew.

Do you clear villas that are being sold?

Yes. Sale handovers work like tenancy handovers — the villa goes back empty, every room photographed. We clear the rooms, garden and garage in one visit and send after-photos you can keep with your sale file. Tell us your handover date when you message and we book around it.
